Garbage is picked up weekly on Tuesdays. Recycling is collected biweekly on the same day as the regular garbage collection. Carts are to be placed at the curbside by 6:30 am and are to be separate and at least 6 feet apart from any other containers or objects (e.g. mailboxes and trees) and at least 10 feet away from parked vehicles on collection day.

The HOA board has a fiduciary responsibility to enforce the property rights every owner possesses to have our community covenants, conditions & restrictions (CC&Rs) enforced. You likely bought your home in this HOA neighborhood because the community is safe and nicely maintained, with the expectation that these rights would be protected; which maintains property values, and ensures that the community is well-maintained.
Our Association has a contract with Sentry Management to assist with this responsibility. Our Community Association Manager (CAM) at Sentry is responsible for performing site inspections every two weeks, and is required to take photos of any present violations so there is a record of the violation and the date it was noted.
The inspections are staggered: some during the day, some in the evening, and some on weekends. If an inspection happens to be at a time that you may be in violation of one of the CC&Rs (for example, you have a boat or trailer parked in your driveway, or your lawn has a lot of weeds or hasn’t been irrigated recently) you’ll likely get a friendly reminder, notice, or violation. Please don’t take these personally; the CAM doesn't know any of the homeowners, and is just doing the tough job with which he/she has been tasked, which, in turn, limits the liability to the board if it were to not enforce the community's CC&Rs. The board is legally required to enforce them.
There may be special circumstances that would allow for a variance, or would allow for additional time to remedy a specific situation. For example, your house may need to be repainted, but your painter isn’t available until next month. Just shoot an email to our CAM at communitycare@sentry.com and explain the situation. If you are actively trying to improve your property or yard, the violation process will most likely be paused for a reasonable amount of time. DRC approval, through submission of an Architectural Review Application, is required for the following installations, constructions, modifications, or alterations of exterior items, structures and/or significant landscape items, which shall include but are not limited to:
Driveway installation, extension, replacement, tinting or painting
Exterior additions or modifications
Garage door modification or painting, except to repaint with the exact same color
Exterior house painting, except to repaint with the exact same colors
Fence installation
Grading
Installation of decorative appurtenances visible from any street
Landscaping modification (exceeding 20% of the existing visible landscaping)
Mailbox installation or modification
Retaining wall installation
Changes to roofing, except for repairs to existing roofing with the same materials
Solar system and other renewable energy system installation
Swimming pool or screen enclosure installation or modification
Tree installation or removal, except replacement of a dead tree with the same type of tree
Note: This list may not be all-encompassing; if your proposed addition or modification is not listed above, it is still prudent to submit a request for the DRC to review.
A separate application should be submitted for each exterior modification.
Incomplete applications will be rejected, and not considered until resubmitted with all the required information for the DRC decision.
Each application should include:
Copy of the Lot survey with the location of the alteration clearly drawn and labeled
Vendor specifications or proposal showing the nature, kind, shape, height, materials, and color(s) to be used and the location of the proposed alteration
Color samples, where applicable, and/or a color picture or vendor brochure showing what the item will look like when completed
Material specifications, sample products, photographs, and any other information that will adequately describe the finished product
All landscaping plans must include the size, number, and type of plants to be installed
The DRC has up to 45 days from the date a properly completed application is received to act upon that request, but decisions are typically made within a few days. If you haven't received a response within a week, please contact the association using the "Contact Us" page.
During the winter (standard time): Lawns should be watered one day per week, between 4 AM and 8 AM, for 30-50 minutes per zone (adjust watering duration as necessary to maintain lawn health)
